Kitchen renovation cost:
Roy Studio Build

1. Kitchen renovation cost:

6. Allowance

Kitchen renovation cost:English procurement worksheet

Use this kitchen renovation cost worksheet with your designer, cabinet supplier and contractor before approving purchases. It helps an English-speaking trade team and a Chinese-speaking household work from the same decisions. It is not a price calculator or an installation specification. Attach a dated scope and drawing revision to every proposal. Record each unresolved item as an assumption, an investigation or an owner decision, rather than allowing it to disappear inside a single total.

A. Build a cabinet schedule

List base units, wall units, tall storage, drawers, corner solutions and decorative panels separately. Record the dimensions, construction, finish and hardware included in the proposal. Ask whether fillers, end panels, handles, toe kicks and installation adjustments are included. A linear-foot price can be useful for an early conversation, but it does not describe this combination of parts. Check the schedule against the drawing before comparing totals. Make the responsibility for final site measurement explicit, especially where walls or floors are being altered.

B. Coordinate the appliance openings

Provide actual model numbers and current installation information, not just nominal appliance widths. Have the project team check door movement, ventilation requirements, service access and adjacent cabinetry. Identify who approves the coordinated drawing before manufacturing begins. If a product changes, ask which cabinet dimensions, service locations or finishes need another review. For owner-supplied equipment, agree who receives it, checks for damage and missing components, and deals with a return. Keep the purchasing decision separate from confirmation that the equipment can be installed as intended.

C. Compare the complete countertop package

Record the selected product and finish, edge treatment, cut-outs, backsplash and any waterfall panels. Ask the fabricator to explain proposed seams and the assumptions behind the quantity. Clarify responsibility for templating, transport, access, installation and required support. A smaller square-foot rate is not necessarily a smaller complete package. Ask when final measurement can happen and what must be ready first. Keep care instructions and warranty conditions with the selected product; appearance alone does not explain how the surface should be maintained.

D. Separate base scope and upgrades

Prepare one base specification that every bidder can price. Put alternative doors, storage accessories, premium surfaces and other optional choices on separate lines. This makes it possible to remove an upgrade without accidentally deleting essential work. For each allowance, state the assumed quantity and whether the amount covers supply only or installation as well. Ask how taxes, delivery and accessories are treated. Identify how differences between the allowance and the eventual selection will be calculated and approved, including any agreed adjustments that apply.

E. Identify what the room cannot reveal yet

Ask the team to distinguish measured conditions from assumptions about concealed work. Note areas with a history of leaks or repairs without guessing the cause. Agree how further investigation will be authorized and how affected finishes will be restored. Keep any specialist assessment separate from routine demolition. A contingency is an owner planning provision, not a substitute for explaining a discovery. Before additional work proceeds, request a description of the issue, the proposed response, the price basis and the effect on the agreed programme.

F. Track responsibility through procurement

Name the person coordinating drawing approvals, municipal requirements, trade questions and delivery dates. Keep a simple decision register with an item, responsible person, required decision date and current status. Check that a supplier’s promised lead time starts from the event you expect: an enquiry is not necessarily a released production order. Discuss storage and protection if products arrive before the site is ready. When an item is delayed, review the sequence with the contractor rather than assuming every other task can continue unchanged.

G. Agree what completed means

Before work starts, discuss how the finished installation will be reviewed: doors and drawers, appliance operation within the installer’s scope, visible joints, agreed finish quality and outstanding items. Request product information, care instructions, written warranty terms and relevant inspection documentation. Distinguish product coverage from installation responsibilities and agree how a concern is reported. Review approved changes against the final scope. A useful kitchen renovation cost comparison makes these deliverables visible; it does not rely on a promised resale percentage or an unverified discount to make a proposal appear attractive.

Design-build
