Roy Studio Build|

1. Bathroom renovation cost:

5. Permit
需要獨立水喉申請時,可查市府 plumbing/drain 申請要求。

Bathroom renovation cost:English quotation worksheet
Use this bathroom renovation cost worksheet when comparing proposals with an English-speaking contractor, designer or family member. It is an owner coordination tool, not a price list or installation specification. Ask every bidder to price the same dated scope and identify unresolved assumptions. Keep the answers with the quotation so that a later product choice, drawing revision or discovery can be traced to a decision. A clear comparison is more useful than a low total that leaves essential work undefined.
A. Describe the starting point
Record the bathroom’s approximate dimensions, present layout and intended use. Identify which fixtures and surfaces are staying, which are being replaced and whether the room must remain accessible during any part of the project. Include photographs of visible conditions, but avoid treating photographs as a substitute for inspection. Note previous leaks and repairs without guessing their cause. Ask the team what needs to be measured or investigated before a reliable scope can be confirmed, and which decisions should wait for that information.
B. Separate demolition from remediation
Ask exactly what will be removed and how adjacent floors, stairs and occupied rooms will be protected. Clarify waste handling, access restrictions and responsibility for restoring areas opened for investigation. Record how unexpected damage will be documented and who can authorize additional work. Do not accept an undefined allowance as permission to proceed with any repair at any price. Where a material or condition needs specialist assessment, make that a separate decision point before the relevant disturbance begins.
C. Request a coordinated wet-area scope
Have the contractor identify the proposed waterproofing system and the surfaces it covers. Ask how the selected drain, base, wall assembly, niche and threshold fit together. Request the current manufacturer instructions and the relevant warranty conditions rather than relying on a brand name alone. Agree how required checks and any specified water test will be recorded before finishes hide the work. The owner does not need to design the assembly; the owner needs to know who is responsible for a compatible, documented installation.
D. Confirm fixture decisions before rough-in
Create a fixture schedule containing model numbers, installation information, dimensions and supply responsibility. Include the valve as well as the visible trim, and distinguish a desired feature from an item already ordered. Ask the trades to identify any access, service or layout issue before purchases become difficult to return. For owner-supplied items, agree who checks delivery damage, missing components and compatibility. A product arriving on time is not enough if its rough-in requirements do not match the coordinated design.
E. Make allowances understandable
For each allowance, record what quantity and specification it assumes and whether it covers supply only or supply and installation. Ask how delivery, taxes, accessories and changes in quantity are treated. Keep optional upgrades separate from the agreed base scope so that reducing an upgrade does not accidentally remove necessary work. Compare exclusions line by line. If one contractor includes substrate repair and another leaves it entirely open, the headline totals are not yet comparable; clarify the difference before choosing a proposal.
F. Assign approvals and schedule dependencies
Name the person who confirms municipal requirements, prepares any required submission and tracks inspection arrangements. Keep the electrical process distinct. Ask the project coordinator to show the sequence from investigation and design through procurement, rough-in, required checks, finishes and handover. Include product curing and testing periods where applicable. Discuss water shut-offs, noise, dust control and temporary bathroom arrangements before demolition. These practical constraints can change the workable sequence even when the room itself is small.
G. Define completion before work starts
Agree what documents and demonstrations will accompany handover: equipment information, care instructions, relevant inspection records, electrical acceptance documentation where applicable, and a dated outstanding-items list. Clarify the written warranty scope and how an issue should be reported. Keep product warranties distinct from installation responsibilities. Review any change orders against the final scope. The purpose of a well-planned bathroom renovation cost discussion is to make the owner’s commitments and the contractor’s deliverables understandable, not to promise a resale return that the project team cannot control.
